What is EIFS?+
Exterior Insulation and Finishing System — a multi-layer cladding made of foam insulation board (usually 1–4 inches thick) over a substrate, covered with a fiberglass-reinforced base coat and a thin polymer finish coat. EIFS is on most Miami Class A office buildings, hotels, and condos built since the 1990s because it's lightweight, energy-efficient, and architecturally flexible. It's also the most damage-prone facade system if cleaned incorrectly.
How do I tell EIFS from real stucco?+
Tap the wall. EIFS sounds hollow because of the foam behind it; real cementitious stucco sounds solid. Visually they can look identical — same finish texture, same color palette. We confirm by tap test during the pre-job survey and adjust chemistry before any chemistry touches the wall.
Why does pressure washing damage EIFS?+
The polymer finish coat is roughly 1/16 inch thick. Pressure water at 1,500+ PSI cracks the finish, peels it from the base coat, and forces water into the foam insulation. Once water is behind EIFS, it cannot drain — it sits and rots framing, feeds mold, and triggers warranty denials from Dryvit, Sto, Parex, and Senergy.
What chemistry is safe for EIFS?+
Neutral-pH biodegradable detergent applied at sub-500 PSI and rinsed with 0 TDS pure water. Specifically NOT sodium hypochlorite (pool-chlorine bleach) which degrades the polymer binder in the finish coat, causes chalking, and accelerates UV breakdown. Most cheap pressure-wash crews use chlorine because it's cheap and visibly fast — and it kills EIFS.
How do you confirm a wall is EIFS before cleaning?+
Tap test on every elevation during the pre-job survey, photograph the finish texture, look for expansion joints and back-wrap details at openings, and ask the property manager for construction documents when available. We adjust chemistry per substrate and document everything in writing before mobilization.
How much does EIFS cleaning cost in Miami?+
$0.10–$0.20 per square foot of wall area. A 30,000 sqft mid-rise EIFS facade typically runs $3,000–$6,000; a 100,000 sqft tower runs $10,000–$20,000. Fixed price after a free site survey, with annual-maintenance discounts and portfolio pricing available.
How long does drone EIFS cleaning last?+
Coastal Miami EIFS: 12–18 months before visible algae return. Inland: 18–24 months. The chemistry kills Gloeocapsa magma at the root, so the duration is driven by airborne spore re-deposition, not by spores that survived the cleaning.
Will drone soft-wash void my EIFS warranty?+
No. Dryvit, Sto, Parex, and Senergy maintenance specs explicitly call for low-pressure cleaning with neutral-pH detergent — exactly what drone soft-wash delivers. Pressure washing voids the warranty; soft-wash satisfies the maintenance requirement.
How long does an EIFS cleaning project take?+
Mid-rise (4–10 stories): 1–2 days. High-rise (10–30 stories): 2–4 days. The drone covers 5–10 floors per day. There's no scaffolding setup, so the project starts producing on day one.
What insurance do you carry for EIFS work?+
We carry $2M commercial general liability plus dedicated UAS (drone) liability and hull coverage. COIs naming the building owner, property manager, and HOA or condo board are issued before mobilization on every project.
Do you need permits or FAA authorization?+
Most Miami-Dade, Broward, and Palm Beach municipalities do not require special permits for FAA Part 107 operations on private commercial property. For controlled airspace near MIA, FLL, and PBI we file LAANC airspace authorization before mobilization.
Can you clean EIFS on an occupied office building or hotel?+
Yes. No scaffolding, swing stage, or boom lift. The drone flies one elevation at a time on a published schedule. Pre-dawn or weekend flights are available for hotels and trading-floor offices at no premium.
